Director Project Delivery based in Palma de Mallorca or willing to relocate to Palma de Mallorca.
Potential medium to long term (3-5 years) road to partnership related to business development contribution.
Workplace is approx. 50% in office and 50% on construction site visits (visit of each project every fortnight on average/depending on project stage).
Scope:
Overall responsible for the delivery of project according to AKAMÁ standards.
Construction cost per residential villa range between 7 and 20 Mio. EUR. Hospitality projects are larger in scope.
Oversee all national projects in the delivery phase.
Revise timeline and check feasibilities to ensure on-time delivery with individual project manager.
Revise budget compliance to ensure on-cost delivery with individual project manager.
Revise correct execution of the design details and defined quality/ precision with individual project manager.
Lead project/ construction managers (personnel responsibility).
Contact person for the client in important issues and contingencies.
Communicate on management level with construction companies, major/ critical/ international suppliers.
Expand national and international network of suppliers / subcontractors for the local and international projects.
Communication with client lawyers and other project relevant parties on general topics.
Communication and liaison with Chief Designer and architects with regards to planning and design relevant topics.
Supervision of tendering / RFQ process.
Heading of negotiations with suppliers representing the client’s interest.
Adaptation or revision of contracts related to the project delivery.
Oversee and improve delivery process, methodology and IT support.
Lead debriefing and lessons learned process to feedback into design process (construction vs. design details).
Define themes/ topics for the knowledge management process together with the Director Design.

Team player requiring very good communication and interpersonal skills (fair but clear/”hard”).
Education and expertise:
Architect and/ or Engineer: Mix of technical and architectural education and expertise ideal
Site expertise: knowledge of typical pitfalls or crucial elements on building site from a technical point of view.
Design competence: eye for finishes, detailing, alignment, levelling, centering, proportioning, precision, from an aesthetical point of view.
Fluency in English is a must-have as well as advanced in Spanish. Additionally, German is a plus.
IT skills: e.g. MS Office, AutoCad, Revit, etc.
Experience in the field of BIM, passive house, BREEAM, etc. is an additional advantage.
Work experience:
International work experience or work experience with an international team is desirable.
Industry experience in an international context within high-end real estate development, high-end architecture/ design studio and/ or high-end project management company.
Management of teams of approx. 10 people or more.
12 years + of relevant experience (age: end 30 to mid 40).
